If you’ve just renovated or extended your house, the last thing on your mind is likely to be selling the property. However, there will come a point when you need to sell it on or bequeath it to the next generation.  

There may be tax liabilities and stamp duty to pay and certificates of compliance must be in order. You will need to hire a solicitor and there may be liabilities left over with the mortgage that’s on the house.  

The documents you’ll need include (list not exhaustive): 

  • Title deeds to prove home ownership via solicitor in ROI, and in NI via Land & Property Services (LPS) 
  • Legal property map from the Property Registration Authority (PRA) in ROI and from Land Registry / LPS in NI 
  • Energy rating certificate (with advisory report in ROI) 
  • Certificate of compliance with building regulations (in ROI from your engineer or architectural designer, in NI you need the Building Control Completion Certificate) 
  • Property Registration Authority folio map and boundaries 
  • Local Property Tax clearance certificate (ROI only) 
  • Where applicable, planning permission approval documents with certificate of compliance (in ROI from your engineer or architectural designer, in NI you need the Planning Approval Notice or Certificate of Lawful Use) 
  • Where applicable, mortgage redemption statement 
  • Where applicable, right of way/easement documentation and any other relevant documents 
  • Where applicable, the septic tank registration details
